The short answer
Work can be stopped, penalties levied and regularisation required — and unapproved areas may be denied services or demolition.
Local authorities can issue stop-work notices, fine the owner and require demolition or regularisation of unauthorised work. Unapproved construction also complicates loans, insurance and sale.
If work has already started, get advice on regularisation before continuing. Continuing to build on a violation usually increases the cost of resolving it.
